The Challenge: Sudden change in the scope of work.
A client approached us with a project that involved changing the siding of a home. We completed the inspection, gauged the scope of work, handed in the estimate and once it was all approved, we began work. However, we were treated to a nasty surprise. After we removed the siding, we discovered that leaks had caused extensive damage to the exterior plywood, framing, and insulation. It would be impossible to install a new siding without first fixing the walls.
This work wasn’t listed under the scope of work and wasn’t included in the estimate either. However, in order to complete the job, we had to remove and replace all the damaged material within the siding and ensure that the framing and insulation were fixed properly before installing the new siding.
This would result in a delay, an escalation of costs as well an inflated time frame for completing the work.
The Solution: Revising the estimate and scope of work.
Before beginning the work, we had to prepare a fresh report and hand a revised quote over to the client for the extra work. The client approved the additional work and gave us the go-ahead after reviewing the estimate.
Due to this unforeseen circumstance, the project took three times as long to complete than was originally planned. Fortunately for us, the customer understood the situation and was open to getting the additional work completed though it was unplanned and beyond what he had initially budgeted for. We pushed ourselves to the maximum and completed the project efficiently and in the quickest possible time so that the work was completed in a manner that the customer’s satisfaction was guaranteed.
